在老年公寓的建筑设计中,有很多方面是与普通公寓不同的,也是需要完善和规范的,比如:在高级老年公寓中,各个功能空间的大小必须控制。因为老年人在生活中,虽然衣食无忧,可是在心理上容易产生孤独感,过大的空间容易使得老年人产生空荡荡的孤独感;同时使用空间也不能过小,因为老年人在生活中,行动是很不方便的,例如下蹲,下蹲后站立,弯腰,爬高等等。过小的空间会增加这种局促感,会使得老年人觉得很压抑,很不方便。

因此老年公寓在设计中要把握几个尺度:

第一、通道部分--在各个使用功能空间之间连接部分的过道宽度一般保持在净宽1.8M,这样既可以步行通过也可以轮椅通过;

第二、使用功能空间中的"安全抓杆",老年人在行动中会有乏力感,体现在起立、下蹲比较困难,一般在需要起立、下蹲、坐、卧等地方设置与地面平行的安全抓杆两根相对地面标高300mm和850mm左右,两根相互垂直设置,或平行设置。

第三、楼梯设置,建筑设计专项规范《老年人建筑设计规范》-JGJ 122-99,《老年人居住建筑设计标准》-GB/T 50340-2003,中规定楼梯踏步宽度不应小于0.30m,踏步高度不应大于0.15m,不宜小于0.13m。这也是典型的人性化设计,而且在建筑层数上面也有相应的限制,例如层数不得高于3层,三层以上则需设置电梯等等
